Christmas Gift Card Gift To Tenants?

Hi All, I have rented out a property mid year so this is the first Xmas and been emailed by the property manager if they want me to to buy New World gift cards for the tenants ($50, $100, $200) were the options given - they will arrange it and they will so kindly deliver on my behalf. Obviously I can say no as well. Seems weird they are sort of taking credit for something im paying for.

Putting that aside, I have never rented a property as tenant and thus never heard of this practice before - is this common? Do people do this/expect this?

Yes, we give our tenants a grocery voucher every year for Christmas. We just arrange it ourselves rather than get the Property manager to do it. Just a nice way to let our tenants know that we appreciate the good care they take of our property.

Yup I give presents. We self manage, but if I was using a property manager (which I absolutely think are worthwhile for many and in many situations, so not anti-PM's), I would ensure the gift came from me as the LL and would arrange to courier it to them myself though.

Is your property manager also arranging for your tenant to provide you a Xmas gift? If not, why not? You know, for providing them with a place to live and all..

Is it a business today or a charity? Guess it depends on what way the money flows right?

One of ours has a discounted price by 20% instead.
Which is a weekly gift.

Which would you prefer?

Definitely not, she is not asking for herself, she is offering to organise it for the tenants.

I somewhat doubt it, and actually wouldnt want it anyway and would return it. But its a helpful way to think about it thou. Its not really about the money - its just the concept that surprises me. I guess in my actual business we give client gifts.. so I guess its a form of that.

Maybe a set of LED bulbs so that every time they turn the lights on or receive their power bill they remember your kindness?

Never heard of it before as a tenant and can't remember doing it when I was a landlord. Probably never even thought of it as an option.

If you wanted to do a voucher. I'd just tell the PM no, and then arrange one yourself without them. Sounds very much like the PM would take the credit for a gift you purchased....

I'm with you. Leave the tenants alone as much as possible and increase the rent by $10 a year. Over time it gets further and further behind market rates.

Having good tenants is a blessing...if theyve paid on time everytime and the property is in very good order...they get a $50 voucher....its good customer relations....they are your customer.

Or you could just factor in a $50 gift card ...not hard to do really an extra $1 a week..?

it is a prviledge to rent from you. Thats it. My tenants pay less than market rates and they know it. They wont ever leave. Its a win win situation.

We rented for nearly 20 years - got one gift the first Christmas we were here - a tin of biscuits

The irony is though that the tenant probably doesn't see that as a Christmas Gift. They just think you're not familiar with market rents and they are smarter for knowing that ;)

One could argue that they probably are smarter, if you are giving away over $5k claiming it's a 'gift'.
