Hmm.... well almost everything comes under the location and/or money heading, so I'd say the only thing that doesn't fit those two is - does it feel like "home". That would be different for everyone. (Assuming you are not talking about investment property)

For me the "home" factors include - privacy, enough wall space for my art, accessible garden, light..... and probably a lot of other intangibles that are hard to define other than you know it when you feel it.

For me the salient points are privacy and quiet, apart from the quality of the construction. We have for many years owned properties which are r.o.w. ones. We have never considered homes which are on busy roads Iinitially because we had young children) and would never buy property below the road level, nor with a steep upward section, particularly with ageing being considered. Yes to pcle, construction materials, method, stable flat land, away from a main road.

If I were buying a home, after considering location and money, I'd then be considering the condition of the home (How much renos am I going to want to, or have to get stuck into), number of bedrooms, living spaces and overall size of the home, the backyard - must be big, and how dog proof it is, the overall noise in the area, how close the neighbours are.

There will be other things, but those would be some of the first things I'd consider

Depends where you are in your life voyage...
For me now that we are retired it is a level section, easy garden, no internal stairs and a big garage with a workshop so there is somewhere for the alpha male to play with his toys!
