The aim is to destroy the private sector residential rental industry. Yay! One success on the board for Labour.

Or looking to encourage build-to-rent. Fair enough but tenants might well find out the hard way that corporates are a lot less 'kind' than landlords with 1 rental - which is most of them.

True..Acme Rental Homes Corp will have very little sympathy when you tell them that the rent will be late because your cat is at the vets !! that is of course if you can get through to someone, within Acme Corp, who has any authority to make decisions as to cutting the tenant a little bit of temporary slack... the office girl has no authority and a rule book !!
But of course having too much sympathy for your tenants has been the down fall of many "kind hearted" landlord !!

Mere 4.2% for 2 bedroom units in Christchurch.

Beware of this:

Mr Lloyd said time will tell what impact the level 4 lockdown has on the rental market. “Last year after the nationwide lockdown, we saw the rental market heat back up quickly. After being stuck at home for Alert Level 4 last year, many tenants decided their rental wasn’t up to scratch and we saw a flurry of activity in the market as soon as we moved down alert levels and things began to get back to normal. We’re expecting a similar thing to happen after this lockdown ends, especially as we enter warmer months that are typically busier anyway.”

good thing the government is buying, building, and paying ongoing costs for emergency housing as more people simply are unable to afford "housing".

Yeah popped up in the lap of luxury while lots of the hard working tax payers live with "Make do".
Hardly fair when some of those in the motels have put in bugger all effort in life. Some state and council houses in the same vein. Obviously such houses have to be new at some stage, but the other week on the news when the government was showing the brand new state houses off I was like but what have they done to earn it ?

But wouldn't ACME home rentals use a call center in the Phillipines to handle all their calls??? just like many other businesses the provide mainstream service and products to the NZ market?

Maybe, but more likely to just follow the new government process and issue a rent arrears notice in correct form and following the correct timetable. Strike 1.
