5 | I brought a property years ago, I was just driving around an area I like time wasting really. Saw a 'Anne" house. Lying on ground was a private sign (written by owner badly I'll add) lying on ground. It was quite early Sunday morning so went grab a friend. Went back my friend noticed a agents board looking very worst for wear on the ground. We went and had coffee and went back the old girl selling was thrilled. She said agent had brought anyone through been on market nearly a year. I said I'll buy it YES I brought it I had rung agents from all firms asking what they had.... nothing was reply. The old girl (the seller) rang the agent so she could get her sign back, it was out of contract. Then I get a call from said agent saying she had a listing... I said no found one but thanks. Yes tried to say they introduced me to property via sign. I said no first sign seen was old girls end of that, and I'd see her in court for her to prove otherwise. I use to sell 10 yrs prior real estate and was almost positive I was right. So figured I'd just see what happened. Nothing I paid cash for property Happy people. Now regarding finder fee's yes have paid to people when I got first listing and sold a property. Granted years ago was never illegal. Also other odd things if one enclosed a porch but had a removable door to it no permit required Doors not there not an enclosed structure. 10 | I haven’t done a referral. But if I did, I would be inclined to ask the prospective seller if they were happy for me to refer them to an agent. That way, everyone knows what’s happening, and the seller isn’t surprised by an approach from an agent. Yes, but as above, the referral is only paid once you list and sell with that particular agent. I certainly wouldn't be choosing an agent based on the (normally) <$1k 'referral' fee that I could wrangle (and then likely have to share somewhat with family).
