Selling house and painting exterior

#Post

Looking at selling my place and have painted half of the exterior. Would it be anymore appealing to finish painting it or just leave it? It's just an average 3 bedroom 90sqm property first home buyer would most likely end up purchasing it

I suggest finishing the painting. Otherwise purchasers will look for other unfinished work.

I would agree with this. If I was a prospective buyer I would not be impressed.

Cool thanks guys. Looks like I'll have to wait until we get some decent weather to do the rest

Yeah I would also finish the painting if I was you.

Good luck. It’s a jungle out there.

Are you okay? You agreed with something I posted.

Depends if its noticeable and how much of an impact it has and how much demand / competition there is. In a heated auction battle, people will probably overlook it. On the flipside, people tend to overestimate the cost of things, ie will knock 50k off for a 10k paint job etc

It is pretty noticable. Going from early 2000's yellow to an offwhite. Yes you are correct people do overestimate the price of work to be done when buying

Some will, in this market I think if your market is first homebuyers and the exterior is easily accessible it won't put all off. but there will be others who would pay for the job to be completed and I've just paid to have our house painted and it was eye watering...

I get you. There is alot of work that goes into painting(the painting is the easy part) it's taken me the best part of a week maybe week and a half to do what I've already done. Easy access on a platform ladder and there doesn't appear to be too much competition in my area in terms of similar properties at the moment. Leaning more towards just doing it then it's move in ready nothing to be done.

Would you buy a car that was painted white, but the drivers door painted red? lol

Paint but use the best paint. I love the R brand but that's my taste. Please do prep work well.

I'd buy a car that was 10 different colours it doesn't bother me.

Have decided to continue painting the house though

it's worth noting that if your first home buyers are under Kainga Ora the old Welcome Home Loans) they are very limited as to how much additional maintenance required can cost. So if you have something half done that will cost more than x$ to complete a lot of them won't be able to buy.

From memory with Kiwibank it was a low amount too, like $5k
