I know there are a huge number of variables, but can anyone that has built recently give an idea of their cost per square metre?

I’m in Auckland and working on around $4000 per sqm as a rebuild cost to cover demolition through rebuild.

Also are any insurers offering the previous type of policy where you didn’t have to specify an insured amount? Was only a few years ago that you just had to notify the size and they would replace like for like.
