is what a first home buyer (couple) paid for their first house here in Hamilton..so crazy..wonder if they have a huge deposit (like more than 20%)

We paid $12,000 for our first house. We had a 30 year mortgage, paying it off at $11 per week. I decided that was cheaper than paying rent for 30 years and then not having a house.

Yep.
First house we bought was at $80k, about 35 years ago.

Just be sold earlier this year for $915k.
Bugger all been done to it, still has the plastic siding we installed back then and still looks good.

We also bought another house as well, so the original $12K has turned into $4M. And I put only $4K deposit into the first house, after selling my car.

So you sold your car to get a 33% deposit for your house 50 years ago.
To do the same today you would have to sell a car worth $311,000 for a 33% deposit on a $945,000 house.
i really do not think that would be possible for most first home buyers today unfortunately.
I too sold my car 55 years ago to make up the deposit (plus savings) for my first home if I sold my car today I may just get enough to re-concrete half my driveway.

not unusual in Hamilton, first home buyers in Hamilton are quite affluent, they generally have big kiwisaver amounts, big savings, some get gifts from bank of mum and dad and have the income to service $800k+ mortgages without a blink.

Land prices started to rise after some really stupid people introduced the Metropolitan Urban Limit. Experts told them it was a bad idea but they were ignored. Why do we have so many stupid people running Councils and government?

You can get cheaper than that in Auckland so I’m assuming you could too in Hamilton.

Prices definitely are crazy (2-bedroom duplex ex-state house in my area sold for $750k) but yes you can definitely get cheaper than 945 (and cheaper than 750 too, for that matter).

My eyes were raised recently when a five-year-old 4-bedroomed house on a small section in my city (Palmerston North) sold for over a million dollars. My own house, 191 square metres and 3 bedrooms also on a small section, has a sales estimate of around $900,000. This is ridiculous. We paid $445,000 for it six years ago when it was six years old.

My daughter and her husband have just sold their home in the suburbs of Los Angeles. A 3,500 square feet home (they don't do metres over there), five bedrooms, four bathrooms, beautifully appointed double-storey house, only six years old. They got just over a million for it. Yes I know that is American dollars, but they EARN American dollars so ...

They have purchased a 6,500 square foot home on the East Coast of the USA - five bedrooms, five bathrooms, a basement which can be converted into a fully self-contained apartment, an attic ready to convert into whatever they like, two floors of living area, half an acre of land, for just over a million US bucks. When I told her what houses are going for here she was gobsmacked.

Something is really out of whack here. I don't think it can last.

Still, if you can afford a $945k house then why settle for less, even if it is a first home. There's plenty of young people earning good money, and plenty of older first time buyers too.

Actually I’ve had a quick look and it’s hard to find anything other than 2 bedroom appartments for $750k it seems 3 beds are pretty scarce people just aren’t selling. It’s too risky.

$11 a week on a $12,000 house is like $900 a week on a $945,000 house.

But. What were you earning a week back then?
Id say the fractions would still be quite close.

Rent seems to be 1/1000 PW of the value of the house around here. So the same.

When I bought the house I was earning $46 pw gross. After 18 years I was earning $1200 pw gross.

Thats not whats happening in Auckland any longer, developers buy bigger properties remove the houses and put up appartments. Houses like i linked become more valuable as there are fewer and fewer freestanding homes with gardens available. That will be bought as an investment most likely and given a lick of paint at most.
