Or not. I take it the valuation is not the CV but a market valuation. Market valuations can be misleading as well as inaccurate. Also the cost of marketing followed by agent commission can be exorbitant. The seller probably ended up with exactly what they would have ended up if they had marketed their property through an agent. I mean, how much would the sign have cost them as opposed to the home staging that is demanded by agents, the photography and the media and e-marketing. I know from first hand experience that can total in excess of $15,000 followed by the selling commission.

I am pleased the seller got a fair price and didn't enrich all the hangers on.

A few things in your reply I disagree with.

Firstly, a valuation required by a bank is not the same as a "market appraisal".

In my experience, those valuations (performed by registered valuers) are conservative. Clearly this is to prevent the bank from lending too much on a property. If it was above the selling price on this occasion, this probably indicates the buyer got a pretty good deal.

"Marketing packages" are entirely optional - agents DON'T insist on it, and if they do, get another agent. I've never paid one yet. The only exception would be one of the 1% firms in which case I'd be happy to pay (but that's a personal decision).

Staging is also optional. If you want to leave a house empty, go right ahead.

I recall an ex real estate agent explaining to me it was a shit job ‘cos both parties were pissed off...The sellers thought they got paid too little and the buyers thought they paid too much!
