In the article a local agent refers to supply v demand. That on Trade Me there are currently 37 houses in Hastings and 40 in Napier, and in a normal market this time of year there would be well over 100 houses available in each city.

So the rental supply is shrinking there. Are tenants staying put? Or maybe rentals are being removed from the sector for one reason or another.

Now what was the advice to the government from various officials about the impact of policies?

The continued bashing of house owners and surprise! Look what happens. No rentals. Higher and higher rents. Hope the tenants enjoy sitting on Cindy's waiting list.

When we were planning on building we flatted for a couple of years. Yes you do tend to feel like a second rate person, even though we could probably have bought the house we were renting twice over with what we had saved.
Renting isn't good for self esteem, family stability or finances.

to be fair a quick search reveals the bond dispute was from a crooked landlady... but you are correct it will always be difficult to find a rental for a larger family.

As several posters have said in the past, it's bad to stand up for your rights as a tenant. Who wants a tenant that will stand up for their rights? Luckily anonymity is can be applied for.

Its definitely difficult with a larger family, we rented 2002-2004 and had out tenancy end twice, so 4 shifts in total in two years. at least of last shift was to our own home. but to be endlessly shifting with a big family in tow, that has to be depressing. and we got refused on lots of places due to our family size, so we ended up renting the most expensive places and took in a boarder.
I hope people are learning that your best chance at stability is to delay kids.

Marama Haira is working woman who takes pride in her home and five kids. Her husband is a business owner who also works.

The family have great references but, again, find themselves struggling to find a rental

New figures show Hawke's Bay has experienced the highest year-on-year rental price increase in New Zealand, as demand vastly outstrips an ever-barren supply of rental homes in the region.

Some of their struggle stems from the fact they had to take the landlord of the first private home in Hawke's Bay to the tenancy tribunal.

According to the tenancy tribunal order, Tara Hope attempted to charge them an unlawful $400 security fee before giving them the keys to the Flaxmere house. This was despite the fact that Haira had already paid a $1600 bond and $400 rent in advance.

The tribunal found in Haira's favour and Hope was ordered to pay Haira back the $2000, plus an additional $2000 compensation.

Haira said despite winning the case, her name now popped up in searches of the tenancy tribunal and she often had to explain it.

The article also says the family moved to Christchurch after 10 years in from Australia, then to Hawke's Bay where they have spent time in emergency accommodation and transitional housing.

They may well be ideal tenants but landlords are very risk averse nowadays due to government policies, and to shortages mainly caused by government policies.

Seems most Landlord insurance policies I've look at now require inspections every 3 months (Initio/NZI who I am with require it every 4 months if one is an NZPIF member).

Apart from AA Insurance who still offer the longer half yearly inspection requirement, wondering if there are other insurance policies people know of that also offer the half yearly (or longer) inspection requirement?

We can't say rental supply is shrinking there, only that rental availability is shrinking there. They're two different things.
It would be interesting to know, though, when properties are sold, how many of them are being bought by people moving into the region from elsewhere, and whether that is more or less than in previous years.

The insurance policies that require regular inspections are the ones with specific cover for things that tenants do/may do. Your other option is just to have normal house insurance. Tell the insurance company that the house is tenanted of course but you won't be covered for damage by the occupants and there are no rules about inspections. Gives you the freedom to let tenants get on with their lives, and an incentive to make sure you have good tenants at the start. And also means you pay for anything they do do while they're there.

You've lived in the Middle East but have no idea what a gurkin is? Not surprising, they refer to them as "Pickles" where I used to live in the ME. My lunch order was always "Chicken burger no pickle".

no need to be nasty. I am pretty sure Gunna said in another thread that he has some issues that stem back to an injury he had no control over which is why he sometimes doesn’t spell everything correctly.

Also some people are dyslexic. It’s not their fault.

Where were you in the M/E?
I was a young bloke bringing gifts (the whiskey wasn't mine), so I sweated a bit. Fresh off the plane from a holiday in Australia. The were sticking all sorts of things up my didgereedoo (lol, another gift) to make sure I wasn't smuggling drugs too.
