I got notice of an inspection by the rental agent for a certain date. I always attend inspections, so I took the day off work and waited all day, but no one showed up. Anyway today I get another notice of an inspection, about 3 weeks from the last "inspection". Do I have to accept this? Or can I force them to give me the proper 4 weeks from the last "inspection". I have not had any discussion with them about the "no show".

No, sorry, the law is around the right of entry. Because they didn’t enter the clock didn’t restart.

My advice will be to confirm a few days out that the inspection is still scheduled next time.

Genuine question. Why do you want to be there when the do an inspection, and is it worth having a whole day off work for?

If proper notice has been given then the inspection can legally take place even if there you are not home.

I'm not talking about the notice period, I am talking about the length of time between inspections (the minimum is 4 weeks).

I don't trust people. In any shape or form. Also I have multiple issues with the property that have been reported by myself and nothing has been done about them, some going back over a year now. I like that it gives me an excuse to have a day off, normally I do something constructive with the remainder of the day.

I agree it is a good idea to have the tenant there when an inspection is happening. I always arrange with my tenants to visit on a day that works for both of us. There is no way I would want to be 'poking' around their home while they are not there .

and as previous poster said ; its a good opportunity to discuss any issues that might be arising and are not necessarily obvious during an inspection if the tenant is not there to discuss them.

For the several years that I rented I like to be there for the inspections... as stated it is a good opportunity to "discuss" any maintance issues.. demonstrating / showing something is worth more that trying to explain in writing what is wrong... but even if you show the LL or PM the problem still give them a written list of the problems / issued discussed, then there is no confusion about what was discussed..
The problem I found was to nail the "inspector" down to a time when they were going to come... a day AND a time please !!! I value my days off and sitting around awaiting a "clip board warrior" is not productive !!

As a landlord it is a good opportunity to have a lovely chat with the tenant, discuss any issues with the property, and find out any changes or improvements the tenant might like.

Housing nz inspections means the tenant must be home for the inspection.

no, there was no inspection, so 4 week period is invalid, they can come in in three weeks. If they did show up for the first one, then it's 4 weeks since the last inspection. But it'd be good if they were willing to accommodate your wishes as well as apologise for not showing up last time. If they are that inconsiderate and not willing to accomodate your wishes re inspection time, you know where you stand with them. Good luck.
