Housing Crisis - new Rule(s)?

What do you think they will come up with next? How about - 'A home that is currently rented can only be sold to either a first home buyer or somebody who is currently in rental accommodation and does not own a home'

What about these landlords who are complaining about the changes, that for them don't come into effect for 4 years, but are kicking out their tenants now,or increasing rent by outrageous amounts, and complaining they aren't in it for the money and are only breaking even. What a load of *****
If they weren't making a profit they would have sold already.

If they weren't making a profit they would have sold already.

Have to increase it now, as in 4 years time the spike will be too large, and now they have the govt as the reason.

Seems you have a limited knowledge on the intricacies of business and future planning. eg I suspect that if the ability to claim on borrowing interest was removed from all businesses, there would be a huge number that would become unable to continue operating.

Like the guy today complaining to the media who's already owned a home but has had a relationship breakup and wants to still be classed as a first home buyer to access the subsidies lol

How about . All holiday homes must be rented out as from 31st May 2021 . Can't leave over 100,000 homes empty can we .

Let's make it fairer. Why don't we just ban private ownership of houses altogether? All homes are owned by the state and are allocated due to need. Under the govt's treaty of Waitangi obligations, Maori must be allocated a home first.

???? ???? Well my theory is one of the main causes of the housing shortage is relationship breakdowns so therefore we need to make a law forbidding families splitting up while they have dependent children...

that would ruin the town I live in and a lot of people would lose their jobs. The town couldn't survive without the home stays and the tourists that use them.

We really need to shake off this attitude that just because you worked harder, or made smarter decisions, that you are entitled to more in life than anyone else. The UN states that a warm home is a human right (and with a decent internet connection), so let's start confiscating and handing out entitlements!

ok, here's my scenario - I sold well and downsized to the regions with enough capital left to buy a rental property. I live in an area where it is extremely difficult for renters to find accommodation. Houses are reasonably affordable to buy but wages are low here and unemployment high.
Because of all the new rules, and the prospect of further changes coming out of the blue, I am no longer going to buy one.
My money will sit in the bank losing value and the family that could have benefitted from my rental will have to continue to suffer.
How does this help fix the housing shortage?

Of course not. It's the duty of the state to hand out properties based on need. So if a solo mother with half a dozen kids needs a large villa for her brood, she gets allocated one. And an upgrade of the internet wiring if required.

What about all the spare rooms going to waste as well! We should legislate that every bedroom must be filled as of 31st May 2021

right so someone is renting out a 4 bedroom 2 bathroom 2 living area double internal garage they decide to sell..this house is valued at say over $1.5 million dollars they decide to sell.
a couple who already own their own home have 2 teenage children and would like something bigger ..this house is within their budget but it can only go to a first home buyer who likely does not have that sort of budget!!!????

Rules are rules. We are a team of 5 mill remember. Unfortunately there will always be a scenario that it all ends sadly

At the root of this scenario is the question why is this house and land valued at 1.5 mill, potentially on the market for $1.5 mill. At the heart of it is supply and demand but also the current owner purchased it 15 years ago for say $300,000 and has held onto it with the expectation of selling it at a "good profit" now !!

If her $ 23K is the max tax liability, that only kicks in in 4 years time. Until then its normal this year, 25% of that next year, then 50%, then 75%. So I reckon she might pay $20K in total over the next 3 years until she can sell tax free. If she sells now, she might pay $ 160K in tax on that possible $ 500K gain.

She'd be better restructuring her loans....
