Renting a room...

Unsure of how much to charge. Assistance/ideas would be appreciated!

Bedroom size approx 4m x 3.8m. Fully furnished. Own door entry - from outside the house - into the bedroom. Own living room - approx 4.5 x 4.8, with fireplace (wood supplied) and a sliding door, to outside.

Own bathroom - bath, shower and basin (family sized bathroom) and a separate toilet.

Share kitchen (with owners - couple). All kitchenware supplied.

Share laundry room.

In established, family-type neighbourhood - South Auckland.

Close to all amenities and few minutes drive to motorway.

Not sure on fair price, as most places looking for flatmates only seem to offer a room and all other spaces are shared (i.e not offered with own living room).

Large house, lots of spare space, no cramping of styles!

What would your guess be, on a fair price?

Are you supplying power and water as part of the rent or is it separately metered and charged?

$160.00/week. Always a bit awkward sharing things, ie the kitchen, especially with the owners.

Likely an all inclusive price, except for own food. It is at opposite end of house to where my husband and I live. Thank you.

Thank you for your response. I actually had not thought of this! At a rough guesstimate, I would say in the region of $380, perhaps. However, then there would be bills on top of that.

Yes, and of course it isn't as convenient as a 1 bedroom apartment, but it would be on more of a similar range.

Thank you for your response. $160 for a decent sized bedroom, plus a large living room, own bathroom, separate toilet and a carport for their sole use? We are talking about Auckland here.

This room was rented out some 3 years ago. Tenant, when he left, stated that the $190 he had been paying was far too cheap - and he refused to even accept his bond money back! Yes, he was a very happy man!

Based on that, $160 is probably not what I am looking at.

Our situation is we have a loft (high ceilings... 3 meters). light and airy, with windows and own access, with have full bathroom, kitchenette, heat pump, 50 square meters with private yard space and two off street parks. we are thinking $350.
We also have in the house a space similar to what you describe except the lounge is 7 x 6.7 meters and would if we rented it I think we'd get $200 - $250 a week.. power water and internet provided both spaces.

I think when you lack complete independence it does diminish value somewhat.
We are west auckland on a lifestyle block 10 mins to shops etc

Yes, of course independence is somewhat diminished. Sounds like a lovely property you have! I moved from west, to come here. I miss it... sometimes!

With all the crazy things happening in real estate in NZ and Covid, it appears things may now be different.

Disappointing to see bedsits out this way being advertised for close to $500 a week! Yes, very nice bedsits, but...

I've checked prices out this way, and I think we are probably going to offer something quite favourable in terms of a nice place in a nice area. but that's the intention.
Of course it doesn't guarantee we'll get a considerate Tenant, but we can but try!
I love the rural west.... it might be the only part of the west i love lol

good luck! I think value can vary from situation to situation, and you describe something quite nice. i've seen some pretty horrid basement type flats around $350, and i feel sorry for anyone who thinks they have to take it.

I mean if its a single person you might get for example 250 a couple 300 or 6 students 500 or not sure what winz would pay for a room for a family. Ring a real estate agent and ask how much they think you could get renting it.

Hotel rooms often have a bench with microwave on top and fridge under, water in bathroom. That configuration becomes a self contained flatmate. An oven, other than a benchtop one, makes it into a kitchen and that is a new and more complex ballgame rather than a flatmate situation. Maybe add a sink.

Hi biscuitd, yea we rent out a separate unit at my mums house/2 bedroom, central city and get $270/week for that, the tenant loves the place and has been there for 5 years, we don't want any changes, it's not all about money, as the price gets up then your forever changing tenants, also maybe just me but I would hate to share a kitchen and a house with others, especially the owners. Each to their own.

Thank you for that. As there is only one kitchen - it must be shared. With properties becoming increasingly difficult to come by, I think it will make a nice and more affordable place for someone to rent. The cost for a single person to rent an apartment on their own is not practical for some. Personally, I think I would rather live with a few quiet people, than try and struggle paying what is sometimes well over half a salary for a one bedroom apartment, in a less than salubrious area!

Furthermore... I am focused on getting home loan paid off asap.

$160 for a single. I'm not sure the added living room is plus (or would be wanted). A lot of people renting in a shared flat (and especially shared with the landlord/owners) just hang out in their rooms. Whereabouts in South Auckland? You could just check on here and see what flatmates are asking in your area for rooms to rent.

Really? I think it would have a lot of appeal, maybe to an older Adult who spends more time at home and doesn't want to be in a bed all day...

Far out, you can't even get a room in a basic flat for $160 let alone having the power and internet included as well!

From what you have described, which is a whole heap more than just a room in a flat and you get your own bathroom and lounge, and including power/internet etc then at least $280 + for a single person and $300 + for a couple.
