in Tauranga - Lease Min floor 100-150sqm for warehouse area.

Hi, I have looked high and low, left and right. How do I find a warehouse/industrial unit for storage etc with some sort of legal accommodation/apartment attached to it?

Have looked up all the usual internet channels, made contact with REA etc. Anywhere else I could/should look? Does anyone know anyone who might know someone?

Getting a bit desperate as we have over 100,000K of event products arriving in 3 weeks and current place is full.

Contact some commercial property agents?

Identify an area ypu want to be located and call the current businesses and see if any have room or have a lease expiring?

Hi people.

Thanks for your feedback. I've contacted a couple of brokers and agents. They said that it is extremely rare to find commercial/industrial with legal living space. We had the perfect one but it fell through due to the owner not finding suitable accommodation afterwards. Yes, have looked in Papamoa and all over the place. I Will keep looking and if there are any ideas please let me know :)

Is the on-site accommodation a "must have" or a "nice to have" ?
Are you looking for a permanent arrangement or just for a short length of time... Could you park a caravan or the like outside the building and live in it and access a shower & loo in the building. A warehouse with a car park, shower & loo is most likely to easier to find than one with "proper / official" living quarters

Tracy it may not be as comfortable as you may like. If the neighbour next door is a panel beater or kichen builder you can not complain about the noise they may make as they work 24/7. A friend of mine found this out living next to a roofing company.

Thank you for the advice. I won't be living there so it won't bother me :) The company will be making noise at all odd hours too after events and before so it is live and let live isn't it. Ear plugs and tolerance. I'll b e staying in my nice warm quiet home in Fairway Bay.

If you are looking for those facilities to be used as a 'staff room' for your employees - then good on you or is it because you expect some unfortunate employee (who is probably disadvantaged in finding somewhere in the rental market) to live under conditions that you wouldn't be prepared to endure????
