We are looking at selling our property and buying a small piece of rural land - 1440 that is currently zoned rural and in three sections/titles, it will be turning to residential in the near future but as it stands because it is bordering the state highway we have been told we would have to build 15 metres away from road, then another lady at the council said 40 metres ?? and it would have to be built with acoustic buffering , the section is no even 40 metres wide so I would be hoping it is the 15 !! Any further info about this kind of info would be greatly appreciated - we come under the matamata/piako district council.

NZTA standards state that there should be a buffer of 40m from the edge of the highway to any building. Its possible that you can reduce that with better acoustic fencing, but you need to discuss with the council and ask them to provide answers in writing citing the relevent rules and District Plan regs.

You also need to understand how the rules apply now (rural) and in the future (residential), and also if the rezoning is guaranteed. What you can do now and in the future may well be different.

go and see the planning officer, ours is 40 metres from the centre of the road. Neighbours in older homes are about 5 to 10 metres from the centre of the road. See the right people for our area.

Thanks for advice - it was the planning officer I originally spoke to that said 15 - then another rang and said 40 BUT the first guy i spoke to had been dealing with the property in regards to it going residential so I will call him again on Tuesday for clarification

If the NZTA rules say 40 meters then I suggest you forget the complete idea. In any event I would be very cautious with zoning that's changing in the "near future". With Council that could mean a thousand years.

Also check if any planned roading extensions such as passing lanes would ever be considered for the frontage, as that could cut into your property in the future, and cause more noise and annoyance.
