Finding a GOOD RE agent Palmerston North

My sister and I are executors for our late father's 4bdrm house. I approached an agent. He came to see the property, made a report, gave a quote. BUT, some of his advice I wasn't keen on. There is a damaged door jamb at the back door. I'd like it to be fixed (I am doing it anyway) But the RE agent said to leave it as is. I think this could depreciate the value of the house. Also, I have heard nothing further from him since early December and I think his quoted price to sell the property is quite high, I am thinking of asking to negotiate a rate. However, I must admit, I am not comfortable with his lack of interest. So I need to select a GOOD RE AGENT in the Palmerston North area. Can anybody recommend. I do not want an auction. I want offers/deadline sale type of sale. Or should I stick with this agent ??

Ignore that agent. You want someone hungry. He isn't.

Check out 2 or 3 others and get them round to do appraisals and compare their pitch. Rates can be negotiated, but its also only part of the deal - you need someone you fee you can trust.

Fix the obvious stuff, but don't go overboard.

My thoughts too... exactly. Husband thinks I'm being 'silly'. But he is not the executor resposible for the 'beneficiaries'. I have to do my best.
NB: he was quite likeable.. BUT !!!
It's a good 4bdrm house, flat section, double/double garage, three sides fenced. I think it will sell itself, he wouldn't have to work hard at all.
We will see. However, I would like a recommendation. Thank you :-)

The damaged door jamb will not make any difference to the sale price. Go for an experienced agent who sells a lot of homes in the area and they will get the best price for you, great sellers market right now.

Most agents will let you know the things to fix and those that do not need to be and sometimes these are not what you might expect.

it would be good if you could make a time to be at the house and arrange for the presentations at times in a day. They would need access beforehand. In the meantime you could look on TM.

PS have nothing more to do with the first agent you dealt with.

But when the buyer gets a builder’s report, they may wish to renegotiate or to have the seller fix the door. Better to do it now. Any decent agent will agree.

You want to find an agent who is in the business / their bread & butter sales are selling the same sort of house, as yours, in the same suburb as yours..

No I havent used her, only know her reputation as a high achiever salesperson. I have sold my last two properties myself. But that is because i was able to do my own marketing, advertising and showing in a good market
You could look on the Property Press Palmerston North website to see what the different Agents are marketing and how they are presenting and describing the properties, that maybe of help.
