I need the site that gives prices of property sold

in the past. Saw it on here once I think. Someone is about to make an offer and I have no idea of values. Anyone know what it is? Thanks.

That's the one; however, sold prices are not available straight after a property sells. Sometimes it can take weeks.

yes one house I had been keeping an eye on sold in October last year and only just recently had how much it sold for.

homes.co.nz had a house on there for sale that had sold a year earlier.
Plenty of interest in the price they had it for, of course.

You should have an idea of value before you even entertain selling a property.

I wasn't selling anything but someone has come and asked if they can chop 1 ha off my top paddock (with an unobstructed view of Ruapehu) and I am wondering what it might be worth. It is for their retirement build. A few sections around me have sold in the recent past, so I just wanted to see what sort of money they made. They are going to get it roughly surveyed and will present me with what they want and an offer of what they are prepared to pay. Significantly they want it, and I don't need to sell it, so it won't be cheap. Currently it is my hay paddock. 1 ha would see about a 3rd of it gone.

Somewhere along the line you should ask the regional council or city council nicely if they will allow you to sub divide this bit off... it is a pity to get all hot and excited about selling the land off if some "clipboard" warrior from the council say "no... sorry no can do" !! or "can do" BUT you'll have to do this first and as such our slice of the action will be $!!!

As I understand it we can't subdivide. So it won't come as a surprise at all. On the other hand it is nice having some idea of it's potential value should they turn up and say it's all go :)
I never count chickens before they hatch, and with the hawke issues we often have not even before they are sold (caught and changed hands).Nothing like a pipe dream on the other hand.

If you can't subdivide, then the purchase would be impossible though...

I sold my home 8 months ago and homes.co.nz have the sale price 40k over what I actually got for it so I have no idea where they get their figures.

They include the total price - including the commission you paid the agent

Based on this post... is there a requirement to report to some authority or register the selling price that a property sold for. The transfer etc has to be registered for the purpose of the title etc, but does the selling price also have to be reported ??

I was thinking about this the other day.

Was flicking through channels and on some random british show on TV1, there was a family showing off a beautifully fitted out old caravan they had done for something like £ 16,000 all up.

Nice I thought, but they had it in the middle of a paddock with lovely views and firewood stacked neatly beside the caravan.. which made me wonder how do you get on trying to find a site.

In the OPs case, if they couldn't subdivide, anything stopping them coming up with a bit of a contract which allows the new people to park a tiny house on wheels somewhere with a nice view? And if the new people paid for a bit of a track to the house and there own solar panels, septic tanks etc....

Don't know how tiny-house people find land other than via friends and family; and that seems a legally dubious basis for long term living.

Probably a data entry error. I have seen one where they added an extra "5" and it showed as $5,550,000
