New legislation: 5 working days late rent.

Has anyone had experience with this new legislation? I cant find anything on Tenancy Services website, apart from the statement below:

The landlord can apply to end the tenancy if the landlord has given notice that a tenant has been at least five working days late with their rent payment on three separate occasions within a 90-day period.

doesn’t it start on February 1st?

So any existing tenancy is under the old RTA provisions

More info at this link, but what the Tenancy Tribunal will decide is anyone's guess. Conditional orders are quite common these days - immediate termination if the tenant does not comply with the conditions.

There is a huge amount of confusion, no wonder Tenancy Services are overwhelmed.

My understanding is that the new termination rules apply from 11
Feb for all periodic tenancies regardless of when they are signed. Fixed term agreements can terminate under current rules provided they are entered into before 11 Feb.

At the end of the fixed term, both parties can agree to a further fixed term but the new termination rules apply.

Yes, I agree, applies to all tenancies, regardless.

It means the landlord is a money lender without wanting to be. The tenant can do this up to 8 times a year and get interest free "payday loans" from their landlord.
