Garage Loft - renting the space or boarding?

If I was to install a bathroom and kitchen sink bench in my garage loft space to let it would it be classified as boarding?

Not unless you are providing regular means and other similar services.

They are counted as a flatmate otherwise.

What 'means' did you mean Sparky? The means to get rich quick, lose weight, converse, with $$$$, with Nigerian princes?

I think a studio flat would need a bit more than a sink? Perhaps a sink, under bench washing machine, space for Fridge and some sort of cooking like hotplates and a bench-top griller.

Flatmate if using an outside room with an ensuite, including WC but having to come inside to prepare and store foodstuffs and use washing machine.

well the idea is to keep it cheap, my other question is having it furnished, would that limit number of people interested? i think most people prefer their own stuff but having it furnished keeps it simple as access while adequate isn't that easy.

There's also a required amount of [opening] windows in any area that is used for a bedroom/sleeping space.

Your best bet is to take the area measurements in to your local council and seek advice.

IT has two opening windows an external door and is about 50 square meters with a 3 meter stud height.

One option we looked at was to put in a foldaway bed, the ones that are pulled down from the wall. They don't take up much room and could stay folded away if occupants have their own bed.

Flatmates are simpler and less compliance than a separate rental.

Could board be constituted as their own room with furnishing provided. Not a meal as such, but free access to milk, tea, coffee, bread, butter, oils, spices etc?

No the intent of a boarder is effectively around someone who is almost living as part of the family. Think foreign exchange student.

The cost and complexity of converting a garage into a habitable space usually makes it not worthwhile. And the council consents (with design and consultant's reports) can cost as much as the work,
Major problems can be the floor without waterproof membrane, windows, and installing drains and cooking.

The builder has been out for a site visit, and didn't see any problems.. the garage loft was built to code 7 years ago... its insulation is higher rated than the house, its a finished useable space already, just doesn't have a full bathroom, there is a toilet in the garage.
WE are already needing a consent to remove walls in the house to enlarge the kitchen, so seems like a good time to do this.

Don't forget to inform your Insurer. Once you have a second living area (including kitchen/bathroom), it is usually deemed as two houses as far as EQC is concerned, so you will pay 2 lots of Govt EQ & FSL levies in your insurance (unless rented to family). If not declared, can mean big issues come insurance time if there is a large loss.

Thanks for that rhys12 , so with bathroom, kitchen bench/sink, running water. heat pump, 50 square meters, that could be deemed compliant to rent rather than board? the building had a CCC issued 7 years ago. so really the only thing lacking is a stove.
