Tenancy Tribunal

Are Landlords still permitted to charge for their time cleaning premises left in a filthy condition by a tenant? If so, what is the going rate that the TT accepts. I know it was ok a few years ago but I'm not sure if this is still the case. Thanks for any help.

Possibly but that wasn't my question. I'm asking if it's still a permitted activity for a Landlord to submit an invoice for their time in those circumstances and if so, what is the current going rate.

Don't quote me on this but seem to recall the Tenancy Tribunal has mentioned $30 per hour. You could call Tenancy Services, ask them to advise on TT rulings on the subject. Worth a try but don't hold your breath.

Use a cleaner. Then the full cost can be charged. And you don't have to do it.

But it would need to be justified, otherwise you will pay the cleaner's cost, or part of it.

You would need photos.
Big difference between spending an hour wiping out cupboards and getting rid spider webs to two full days having to cleaning kitchens and bathrooms etc and taking a trailer load of junk to the dump.

I did, 10 hours worth and was awarded to me. I just wrote the invoice out in my company name and presented it at tenancy tribunal.

I think it's IRD that won't accept your personal labour costs as a deductible expense. Check with your accountant.

we’ve claimed in the recent past.

I think my husband looked up what people were charging for cleaning here on TM

I’ve just rung tenancy services to ask this question after a property was left in a disgusting state. They said yes you can charge an hourly amount and it’s up to you what you choose as long as it’s reasonable. I googled and chose $35 an hour which was the lowest amount of a commercial cleaner I could find in my area.

I just noticed this, whilst reading TT decisions:

" Any work not done by a tradesperson is remunerated at a modest rate, therefore, the amount awarded will be conservative. I award the amount of $400 being 20 hours work @ $20 per hour."

What a ridiculous TT decision - the adult minimum wage will be rising to $20.00 per hour from 1 April 2021. No cleaner or garden service would charge such a low rate.

The landlord in this decision was awarded $35 per hour for own labour.
