Buying a House in Northland

#Post
1

Rather than living in an apartment in Auckland, a house with land in the Far North where winters are mild, and beaches nearby, is appealing.

but no jobs, shops are miles away, roads are terrible and you have to deal with all the druggies and hippies.

Before you do anything do your research regarding jobs available in the area you wish to buy in. Some towns in the North are progressive and there are jobs for skilled people. I would not even consider the Dargaville area or Kaikohe or Paihia - all these areas are problem ones for various reasons. Warkworth, even Wellsford and perhaps Whangarei are possible if you have a trade, as all these areas are busy in the building of new houses.
Kerikeri is also a possibility again if you have a trade - further north is a waste of time regarding jobs. Capricorngirl

warkworth and wellsford are in auckland and both are auckland prices.
dargaville is no longer dirt cheap housing, it boomed a some years back as aucklanders moved to whangerai, and whangerai moved to dargaville.

Dargas has quite a muddy river, so that might be a bit of a downer.

Well, I am considering ditching land in northland for an apartment in Auckland. no garden, no lawns. and then you can hop on the ferry to Devonport or Waikehe. or the bus. and then go to all those concerts in those venues there.

Everyone has assumed you'd need to find employment, but are you retired? Around the Hokianga is one of my favourite areas and, in general, cheaper than Bay of Islands.

Might be great until some idiot leaves their stove on or heater too close to flammable clothing and ignites their apartment, overflows the bath etc and causes you to have to leave your apartment etc.
There are single level retirement places around, might just mean a bit longer on enforced public transport and an adult diaper if the PT is going to be a longer wait in a traffic jam.

#1 - check on the survey pegs.

Higher rates, higher power costs (per unit), higher cost of food etc etc.
Yep, been there, done that.

I love the Hokianga, I visit and stay overnight at least 8 times a year as part of my business, I would happily live there if I could persuade her indoors.

You got that problem as well lol but we have come to a compromise and here and are in the process of buying a block of land in Hokianga and commute up there for at least a week a month.

Saw an ad for a house with harbour views. Extracts from LIM.
"Note that this site lies within a zone identified as “Northland Regional Council Coastal Flood Hazard”.
The nature and severity of this hazard is not identified and independent expert advice should be sought"
Worry and walk away or accept the risk?

Buy it if you don't care about not being able to get insurance in the future.

Is the property low lying and close to the sea or higher up? the Hokianga is prone to sea surges it had one 4 1/2 years ago.

This was on one of the local real estate agents facebook page yesterday. Two bedrooms, tidy older place, large back section, possibly gets surface flooding in really bad weather. Asking price $250,000. Just north of Kaitaia.

"Possibly gets surface flooding' is the same as 'possibly gets hit by meteorites' innit.

Visit the area and judge for yourself. Talk to locals, wonderfully friendly folk up there, especially on south side and Far North council staff very helpful too.

We live between Kaitaia and Doubtless bay (Mangonui, Coopers Beach Taipa Tokorau etc) on a Life Style Block ... the Far North is a wonderful place to live ...lived here for over 12 years and then had to move but came back here nearly 6 years ago to stay put ...I have no idea why it has such a bad reputation ...friendly, old fashioned type of place ,beautiful beaches and walks and forests ...and so refreshing after cities ...oh and places up here have really gone up in price so our secret is not as well kept as it use to be !!!!

A multi offer sale in Whangarei, another multi offer sale in Kaitaia, and as the agent recommends, just put in your best offer. And be as cool as calm as a cucumber.
Nope, does not work in a hot summer day.
