What a surprise lol.....I put real estate agents in the same category as used car salesmen and snake oil sellers....

I find used car salesman a class above, way more honest and they can only rip you off half the price of a car not half the price of a house.

used car salesmen don't usually base there selling on behalf fee as a percentage of the sold price ..

I've had agents who impressed me with their honesty, communication and work ethic. Others, not so much.

no but then again they generally own the stock they are selling so the comparison is flawed.

Of course not because they generally own what they sell. In any event there is nothing whatsoever to prevent a real estate vendor paying a set fee.

I agree. There are some real estate agencies that offer fixed fees as a point of difference. There is nothing stopping a vendor negotiating except a strange NZ type inhibition about seeking the best deal.

Thing is, on Homes.co.nz you can see the valuation history, so it's easy to spot an adjusted valuation at the same time as a house hits the market. In the end those sites are no substitute for an independent valuation. Homes.co.nz doesn't know whether I spent 1000 on my bathroom fixtures or 100,000.

Not to mention the strange notion that the more expensive the agent the better the agent.
