If considering equities, suggest factor in what sectors to stay away from in a NZ recession, border restrictions and under a socialist government. Construction and infrastructure worth a look. Retirement sector has been doing well but new government rules are possible and even perception of government interference may impact.

Australian equities will respond positively to their economy looking good. Also worth a look.

A couple of peer to peer companies onlending for property short term is giving around 6.5% at present and you don't lock up your funds for years. FMT and SCP pretty good (personal view only)

Ended up buying a rental property in Rolleston during Oct/Nov. Right at this specific time, the Rent income is lower than mortgage interest (Break even if factoring in maintenance and Rates).

However I am seeing many such properties similarly being snapped up and then immediately put up for rent. (At this rate, I wouldn't be surprised if there is a rental glut at some point if this keeps up which would naturally push down rents)
