In 1990 a person in Papakura bought a motel, revamped the interior a bit, fenced the back of the units off and put up clothes lines. She then put the units on the market as separate dwellings.

We are short of tourists and motels are being used by the govt for emergency accommadation so why is no one buying them and converting them to first homes or rentals.
Ideal for working couples to start with or single people wanting a place of their own, etc, and not having to pay huge prices for a place to call home.. Many motels already have play areas for children,

You think not ideal? Well we have a motel in our town that years ago would not sell so now is rented on a weekly basis. I think many are just studio units but there is a waiting list for them. And we are a very small country town.

I also a friend had a exmotel unit in a South Island city and it had a sea view.. It was roomy and had two good sized bedrooms.

So why are the developers not getting on board as no tourists for years means lots of poor motel owners?

You answered your own question. Some motels are being used for community housing including in popular holiday locations like Mount Maunganui. What makes you think that motel owner for example is poor?

Besides with overseas traveling off the agenda for most those would be travelers are now internal tourists.
