On Relying on Vendor Documentation

1 | Be it LiM reports, Building Inspection, or whatever... "The buyers had taken a risk in not obtaining their own building inspection report, not asking questions of the man who wrote the report that DeMarco offered, and making an unconditional offer, the judge said." tony9 - 2020-11-20 16:27:00 |
2 | Yep, always said you cannot rely on Vendor or Agent supplied documents, do your own DD. jeffqv - 2020-11-20 17:12:00 |

No, I read and understood it all. The buyers did not do proper due diligence and made a bad choice. tony9 - 2020-11-20 18:19:00 |

Ahhh, what it said "The buyers had taken a risk in not obtaining their own building inspection report, not asking questions of the man who wrote the report that DeMarco offered, and making an unconditional offer, the judge said." tony9 - 2020-11-20 18:21:00 |
7 | There was this one recently too. You'd have to be a mug to rely on vendor arranged building reports. rhys12 - 2020-11-21 04:48:00 |
8 | I have a builder friend who says that most intelligent people can do their own building checks by just walking around and observing closely. bottynoodle - 2020-11-21 07:00:00 |

But why? To save the relatively small cost for a good report? I use a company who check the floors are level, check rooms with a moisture meter, go under the house and into the ceiling. They take photos of issues I wouldn't have seen, eg with piles or guttering. I end up knowing if there are cracked purlins or damaged flashing. At the least it's another pair of more objective eyes, and they could potentially save you a fortune. If everything is fine, you get a list of small maintenance jobs to do, mine detailed sticky window catches, a broken power point and a leak in the guttering. I was able to get a few small things taken care of when tradies were at the house doing the big renovation work. melagray - 2020-11-21 08:34:00 |

Supposedly intelligent or formerly intelligent. When spending $1,2000, 000, a bit extra for independent checks is negligible. amasser - 2020-11-21 09:18:00 |

Your builder friendly is a builder not a building inspector. Intelligent people should be able to differentiate. johnston - 2020-11-21 09:23:00 |
16 | "Intelligent" is an irrelevant term in this instance. I have a very good friend who is incredibly intelligent, like literally a rocket scientist, but would she be able to inspect a building and determine it's structural integrity - absolutely not (and i'm not being mean here, she would readily agree). I know everyone here is brilliant and is much better than the average idiot in the street, but we can't all be experts in everything. jonners2013 - 2020-11-23 21:50:00 |
