rent increase help

Just wanting to know if a rent increase notice can be given by landlord ringing and saying rents going to increase and or by texting or emailing, Or does it have to be served on paper to the tenant ... thanks

Depends if your cell number or email are listed in your agreement as addresses for service.

A rent increase is a change to the Contract and should be in writing. It is OK if the landlord phones to let you know but he has to follow it up with either a new contract or a letter stating the changes i.e. date of rent increase, amount, etc.

All tenants should have contracts, it safe guards you. I know a lot of private landlords who don't take bonds and don't have contracts. Have a look at www.tenancy.govt.nz for info.

Can just be a variation via email.

Even if there's no "written" contract, the RTA still applies
