Doesn't follow at all, I hate auctions wont go near them (they are not that popular in Wellington)

I can think of 2 occasions where I would have payed more than the property sold for and another where were not told about being in a multi offer situation so there's 3 where a vendor could have sold the house for more.

Although of course had I bought the first house the second 2 probably wouldn't have happened!

plus, if you are selling, generally you have already moved out in your head. The buyer might be a current neighbour or have a friend or family who is looking.

You don't have to have open homes or an auction. But the open home is at a set time and gives many buyers the opportunity to view at that time. Would you prefer a buyer ringing you at an unsuitable time saying they'll be over in 5 minutes!

Well we tried selling privately for a year and then signed up with an agent and then she sold it after 6 months. Seriously so many low ball offers, so many tyre kickers, so many hopefuls who could not afford it. You are better off with an agent.

I doubt any agent would want to give that little notice. When I am working I dont answer my phone, but i get your point.

So you understand the value is employing professionals and taking their counsel, but you don't want to employ the very person who is the most skilled to sell the asset. Now there are good and poor agents, so the choice is important, but its not hard to ask around, do some research and secret shop possible candidates before asking them to provide an appraisal.

I wasn't talking about an agent, I was talking about a private buyer phoning you at short notice. And how on earth do you expect to sell when buyers will get frustrated at you not answering your phone?

When a message left I always return the call. We are not in a hurry to sell and have a few appraisals.
