Christmas Gift Card Gift To Tenants?

1 | Hi All, I have rented out a property mid year so this is the first Xmas and been emailed by the property manager if they want me to to buy New World gift cards for the tenants ($50, $100, $200) were the options given - they will arrange it and they will so kindly deliver on my behalf. Obviously I can say no as well. Seems weird they are sort of taking credit for something im paying for. Putting that aside, I have never rented a property as tenant and thus never heard of this practice before - is this common? Do people do this/expect this? mikek - 2021-11-10 18:00:00 |
2 | Yes, we give our tenants a grocery voucher every year for Christmas. We just arrange it ourselves rather than get the Property manager to do it. Just a nice way to let our tenants know that we appreciate the good care they take of our property. jonnythecat - 2021-11-10 18:08:00 |
3 | Yup I give presents. We self manage, but if I was using a property manager (which I absolutely think are worthwhile for many and in many situations, so not anti-PM's), I would ensure the gift came from me as the LL and would arrange to courier it to them myself though. desi1969 - 2021-11-10 21:10:00 |
4 | Is your property manager also arranging for your tenant to provide you a Xmas gift? If not, why not? You know, for providing them with a place to live and all.. rhys12 - 2021-11-10 21:40:00 |

Is it a business today or a charity? Guess it depends on what way the money flows right? sw20 - 2021-11-10 23:23:00 |
6 | Yup, we do it too ETA. We manage our own rentals Edited by princess52 at 1:05 am, Thu 11 Nov princess52 - 2021-11-11 01:04:00 |

8 | One of ours has a discounted price by 20% instead. Which would you prefer? smallwoods - 2021-11-11 07:50:00 |

Definitely not, she is not asking for herself, she is offering to organise it for the tenants. mikek - 2021-11-11 11:44:00 |

I somewhat doubt it, and actually wouldnt want it anyway and would return it. But its a helpful way to think about it thou. Its not really about the money - its just the concept that surprises me. I guess in my actual business we give client gifts.. so I guess its a form of that. mikek - 2021-11-11 11:46:00 |
11 | Maybe a set of LED bulbs so that every time they turn the lights on or receive their power bill they remember your kindness? gyrogearloose - 2021-11-11 11:50:00 |
12 | Never heard of it before as a tenant and can't remember doing it when I was a landlord. Probably never even thought of it as an option. Edited by loose.unit8 at 12:02 pm, Thu 11 Nov loose.unit8 - 2021-11-11 12:01:00 |
13 | If you wanted to do a voucher. I'd just tell the PM no, and then arrange one yourself without them. Sounds very much like the PM would take the credit for a gift you purchased.... phoenix22 - 2021-11-11 12:53:00 |

I'm with you. Leave the tenants alone as much as possible and increase the rent by $10 a year. Over time it gets further and further behind market rates. kittylittle - 2021-11-12 09:46:00 |

17 | If you want do do that do it yourself - never heard of pm offering it seems strange alfa13 - 2021-11-13 20:13:00 |
18 | it is a prviledge to rent from you. Thats it. My tenants pay less than market rates and they know it. They wont ever leave. Its a win win situation. spead - 2021-11-13 21:05:00 |

Lol, so $100 a week is not enough? Let's see, $5200 a year! Edited by smallwoods at 9:49 pm, Sat 13 Nov smallwoods - 2021-11-13 21:48:00 |

The irony is though that the tenant probably doesn't see that as a Christmas Gift. They just think you're not familiar with market rents and they are smarter for knowing that ;) One could argue that they probably are smarter, if you are giving away over $5k claiming it's a 'gift'. desi1969 - 2021-11-14 13:03:00 |
