Auckland's extended lockdown is hitting the Bay's building sector with some sites grinding to a standstill as materials dry up.
GIB, steel framing, roofing, timber, wall linings and fixings are in short supply and by Friday those products are expected to run out completely.

House prices and rents going up some more.
What we need is yet more taxes and red tape. That'll fix it - LOL.

An Architect client of mine told me today that 80% of his customers were affected by shortages and delays of up to 20 weeks in some cases. Not good!

Yeah it’s getting back.
I’ve been to build sites now where they have had to down tools
As the products haven’t been available.
It’s getting worse with large companies stock piling stuff.
Must be hard on the small developers with a lot of money
Tied up in a project and delays after delays.

Jeff, I was wondering, what are the lending implications of the news that many builders are no longer offering fixed-price contracts and quotations given the wildly volatile building materials market?

I know that when I've built, the bank were insistent on it being fully conted and wanted the contingencies to be ringfenced and as small as possible. If this is the new norm for a while, how is that likely to affect someone wanting to build their own home or do a renovation?

Obviously the financing for larger-scale developments happens differently, so is unlikely to suffer the same barriers.

Materials supply has been difficult and prices increasing since late last year.
The supply monopolies are the basic problem, made worse by current transport issues.

And yet if processed in NZ be available for local builders.
Countries are starting to realise what happens having all manufacturing done off shore.
