I've just pulled the same data and either he's doing something wrong, of the data series has been updated. Active Bonds as at April 2021 is the highest its ever been at 386,181 not the 361,443 in that chart.

Sorry if that doesn't fit the narrative.

Someone asked the author the same question. His response:
"Same numbers, they play fast and loose with the detail. I was using the total and the curve was too different to the Auckland numbers. Then I added all regions together, getting the same curve.
I think the ALL column includes unknown stuff, so I have excluded it. I plan an OIA to find out why."

Not too convincing.

I didn't see the question, just loaded up the data.

The ALL total contains all regions plus the -1 NA Region, which is addresses they couldn't allocate to a real region.

Future not looking very bright for property investing - debt to income will be a game changer as well as rising interest rates which look more likely sooner than later with rising GDP and inflation running higher than expected. Good luck to those still in the game.

Why would it look dim for investors?
Their income will include rent added to their other income.
It's all income, then multiplied by the x?

What's bad for investors is bad for tenants. Customers can't shop if there are no shops. Socialism - 100% failure rate - again.

We have sold several in the last few months. Offered to the tenants first at a discount, none could raise the deposit. The new buyers were returnees to NZ and FHBs living with parents so rentals have been lost but no reduction to the housing queue.
If this is typical for NZ then many people are in trouble. But we keep hearing that 'there is no net loss because every rental sold makes a tenant into an owner'... Nonsense.

Maybe they'll take in some flatmates to help pay the exorbitant mortgage. Loads of FHB do.

Rents (and the cost of owning your own) are just too high nowadays hence the ever increasing HNZ waiting list.

I just keep buying. I bought some new builds and a few more rentals when the rents are all going up to cover tax and healthy home standards now im buying before the debt to income rules come in. I can't see house prices slowing yet.

Interesting - how do you accumulate the Help Asians Points in the first place? Is there a loyalty card or an App you have to swipe?

You can convert your 'Easy Mark' points into them. Your name doesn't even have to be Mark.
