Way to sell your home!

House just bought, now we have to sell our family home of 15 years. House is in great condition, with good layout 3 bed, sep toilet but only 100m2. Exterior is stucco all painted 5 years go. Double garage with mint office built in garage. In a desirable location. Question - how would you sell it?? Auction, tender, deadline sale, offer over a determined value. So many ways to market a home, interested to hear your thoughts, feel free to ask any questions. Note I'm in no hurray to sell / not a condition on my house I just bought.

Depends on the area, and property type.

Which city? Will it appeal most to FHB/Upsizers/downsizers/invest-
ors? Is it possible to subdivide?

what year was the house built and is it solid plaster over brick or stucco over polystyrene or harditex?

I bid at an auction on behalf on Thursday. We got the property for 1.86 mil. Tears of joy were flowing from the vendor. Little did she know that if she had chosen to sell by tender my buyer would have put their best foot forward and tendered 2 mil. The vendor left 140k on the table. If selling by auction you must ensure you have a decent sized pool of buyers in the auction room. The agent let their client down here.

If it was a house with unique characteristics you could consider a tender but if its a reasonably standard good kiwi home then a deadline could be an option. A good online presence and open homes are a must along with professional photos and staging if required. A vendor supplied
LIM and a building report will increase your chances of competitive offers.

Yes that is the risk of an auction and whilst in my opinion our house is attractive in Palmerston North suburb Awapuni / Riverdale, I don't like the thought that all the bidders may have to fork out $500+ for a bulder report only to be blown away without a bid. I guess that's not my problem but all the same if I was a buyer I probably would stay away from auction myself. There are a few auctions coming up so I will head them to see what number show up.

1960's good 30mm stucco, nice and durable, 600mm soffits. timber windows all painted and not binding....

PN, Riverdale/Awapuni, probably the second most desirable location. 3-bed family so would suit first home buyers, or professional couple wanted to have kids in the future, not sure if it can be subdivided I have a developer looking at it next week.

oh good 1960s is way better than 1990s!

All the best with the sale. Have a look on homes.co.nz for homes in your area for similar sales. Will give you a rough idea of what your home is worth.

If you don’t want to pay lots of $$$ to an agent you could try home sell? It’s definitely a sellers market at the moment as amount of listings are low.

Looks like a hot market in the region, although you’re not in PN as such. You may wish to get a record of recent sales in the area which should give you an idea of the value of your property. You could market your property by way of offers over a specific amount, or use no price and perhaps set a deadline.
