The property managers have sold to another firm my question is do we need new rental agrement as old one has old firms name on it.

This happened to us some years ago in West Auckland without much warning. We found we could not dismiss the new owners very easily. Unfortunately the new owner was a "pitbull" of an property manager both to tenants and landlords - caused several incidents before we got rid of her. Necessitated a formal legal document to do so with a months notice.

Because of our experience I would suggest that you arrange to meet the new property management people if possible to gauge their experience etc. Just make sure before you sign any change of management you are happy with the new arrangement and people. Maybe you should also talk to tenants. Capricorngirl

We are the tenants so were worried as the bond etc has been lodged under old property firms name as landlords

I had been told that nothing to do they will sort but a very young couple taken over so time will tell

But isn't it in the interests of both the owner and the tenant to know what is going on with some type of formal notification being required by the 'Landlord'. Could get pretty messy if former/subsequent property managers don't follow correct process.

As a tenant you are right to be anxious. Do you have contact with landlord?
It sounds s though a call to owner would not be "out of line" even if just to verify exactly what is going on. Our tenants have our phone number for emergencies when contact with prop manager is not possible, or they are worried about anything to do with the rental terms. Capricorngirl
