Tenancy Tribunal

1 | Are Landlords still permitted to charge for their time cleaning premises left in a filthy condition by a tenant? If so, what is the going rate that the TT accepts. I know it was ok a few years ago but I'm not sure if this is still the case. Thanks for any help. cattymccatface - 2021-01-15 17:49:00 |

3 | Possibly but that wasn't my question. I'm asking if it's still a permitted activity for a Landlord to submit an invoice for their time in those circumstances and if so, what is the current going rate. cattymccatface - 2021-01-15 19:34:00 |
4 | Don't quote me on this but seem to recall the Tenancy Tribunal has mentioned $30 per hour. You could call Tenancy Services, ask them to advise on TT rulings on the subject. Worth a try but don't hold your breath. artemis - 2021-01-15 21:16:00 |
5 | Thanks artemis. It was $25 dollars an hour a few years ago so that sounds about right. I appreciate your help. cattymccatface - 2021-01-15 21:38:00 |
6 | Use a cleaner. Then the full cost can be charged. And you don't have to do it. pcle - 2021-01-16 15:20:00 |

But it would need to be justified, otherwise you will pay the cleaner's cost, or part of it. tony9 - 2021-01-16 15:23:00 |

9 | As the owner you cannot charge for your labour, only materials. rak1 - 2021-01-16 21:24:00 |

I did, 10 hours worth and was awarded to me. I just wrote the invoice out in my company name and presented it at tenancy tribunal. fxx99 - 2021-01-17 14:03:00 |

I think it's IRD that won't accept your personal labour costs as a deductible expense. Check with your accountant. oakcottage - 2021-01-17 14:49:00 |

Yes you can. I've done it before but it was some time ago and I wanted to check the current going rate. cattymccatface - 2021-01-18 20:24:00 |
14 | I’ve just rung tenancy services to ask this question after a property was left in a disgusting state. They said yes you can charge an hourly amount and it’s up to you what you choose as long as it’s reasonable. I googled and chose $35 an hour which was the lowest amount of a commercial cleaner I could find in my area. jocasta - 2021-01-20 19:41:00 |
15 | I just noticed this, whilst reading TT decisions: " Any work not done by a tradesperson is remunerated at a modest rate, therefore, the amount awarded will be conservative. I award the amount of $400 being 20 hours work @ $20 per hour." sparkychap - 2021-01-25 20:18:00 |

What a ridiculous TT decision - the adult minimum wage will be rising to $20.00 per hour from 1 April 2021. No cleaner or garden service would charge such a low rate. Edited by leisurecraft at 8:50 pm, Mon 25 Jan leisurecraft - 2021-01-25 20:47:00 |

18 | The landlord in this decision was awarded $35 per hour for own labour. https://forms.justice.govt.nz/search/Documents/TTV2/PDF/6394 artemis - 2021-01-31 16:28:00 |
