I was in the 'Tron recently to buy a car. It was actually a really nice place- well, the bits I saw anyway. Why does it have a bad reputation?

No not really. Ive lived here for 27 years, came home from Aus and took a 6 week contract here, still here. I dont love the place or dislike it. met my wife here, had jobs here, had parents here so stayed here. Probably move to east coast beaches in 10 years. Until then, meh, its ok, good cafes, restraunts, bugger all traffic woes. Where I live, borders on one of the not so desirable areas. Never had any troubles with neighbors, robberies etc

oh, and to answer the question, if I was buying rentals with a Mill, i would be looking bit further out, Ohaupo, Te Awamutu, Kihikihi and even as far down as Te Kuiti, Otorahanga has seen some huge growth last couple of years. I have a friend who has been buying up small units (60-70sq) in Otorahanga and Te Kuiti, modern (Or completely guts). He is working with a couple of agencies and they rent them to older and Vulnerable people (Subsidized by govt). He is doing extremely well with returns of about 9%

this is one of the problems with the housing market... everybody is expecting to "invest" in the market.. i.e. exit the market at a later date at a profit..
When you go to the furniture store to buy say a table.. you "buy" a table not "invest" in a table... you have no expectation to sell it in 5 years time for a profit !!!

Ummm unless things have changed in the last couple of years. Most investment buyers dont buy with intent to sell, that is going to cost them a crap load of tax

To highlight the obvious problem with your analogy, tables are largely not an appreciating asset. They are bought mainly to simply be a table.
Houses differ. Some are bought to simply be houses, but they are also an asset with a return worthy of investment.
